An independent property valuation establishes the market value of real estate for a Georgian residence permit or investment residence permit application. Capstone assesses apartments, houses and eligible commercial property in Tbilisi and throughout Georgia. We confirm the valuation scope and the receiving authority’s report requirements before accepting the assignment.

Residence permit applications
We assess the market value of the property using an inspection, title information and comparable market evidence. A purchase price alone is not a valuation.
Investment residence permits
We establish the valuation scope for property-based investment residence applications. Different routes have different conditions; we do not treat every investment as eligible.

Independent valuations also support inheritance, gifts and division of property, giving parties a documented basis for decisions.

Frequently asked questions
Does a valuation guarantee a residence permit?
No. A valuation documents market value. Eligibility, documentation and the decision on the permit are matters for the competent authority.
Is the purchase price sufficient evidence of market value?
Not necessarily. The valuation considers the property’s characteristics and market evidence as of the valuation date.
What documents should I send?
Send the Public Registry extract, cadastral plan if available, property address and your intended application route. We confirm any further information needed.
Where can I check the current requirements?
Consult the Public Service Development Agency’s official residence-permit guidance. Requirements depend on the route and can change; confirm them before applying.
